The kitchen is one of the most important areas in the house to increase the value, but so is the bathroom. You need to look at all the advantages and all the problems it could cause before deciding on remodelling your bathroom. Adding value to your house is one of the biggest plus points of updating the bathroom and here are some hints on how to achieve that.
Any property that has two or more bathrooms is going to raise the value of it. Look around at homes for sale and notice how much more they sell for and how much quicker they find a buyer. A second bathroom will make the living area more pleasant to live in regardless of whether you are moving or not. The worthwhile space to put a new bathroom would be off the main bedroom, this will increase the value of your house the most. Whoever is in the main bedroom is going to enjoy having their own private space and the kids will love having their own bathroom as well. What would not be a great idea, is changing a bedroom into a bathroom, potential buyers want the bedroom as well as an extra bathroom.
The flooring that you put down in your bathroom can do a lot as far as boosting the value to your house. Making the right decision can give your bathroom that tasteful and stylish look, choose incorrectly and it can be disastrous. Think about what you want your floor to look like, and don’t forget that any over the top choice you may love might not suit everyone.
There are many different flooring options and not all of them appropriate for a bathroom. Ceramic, porcelain or stone tiles are normally the best choice to enhance your property and add value. Vinyl, laminate, or carpet do not add or increase to the value of your home, as they are thought of as floor covering. Do not forget floor coverings such as wood are vulnerable to water damage.
The toilet is an essential part of the bathroom, both in shape and job. Replace the toilet so it complements the rest of the bathroom suite, if you don’t it will stand out and not for the right reasons.
Another bonus for a bathroom, specifically to a bathroom joined to the master bedroom, is a whirlpool bath. These great tubs are wonderful to chill out in, and their presence can add luxurious and elegant touch. They do not have to be dear either, look around and you may find a good bargain.
Keep the bathroom simple and match each item, to give it that unified air. The bathroom decor should match the rest of the home, a modern looking bathroom in a farmhouse style home is going to look out of place. Do not try and do a number of styles in the bathroom, choose one and make it as elegant as you can.
